Planning a Home Addition in the DMV: What to Sort Out First

Most people start an addition by sketching the room. That is the right instinct and the wrong first step. Before a floor plan means anything, three things have to be established: what the lot legally allows, what the existing structure can carry, and how long the jurisdiction will take to say yes.

Setbacks and lot coverage come first. Montgomery County, Arlington, Alexandria, Fairfax County and the District each write their own rules, and they are not close to identical. A bump-out that is routine on one side of a county line can be over the lot-coverage limit on the other. This is worth checking before anyone pays for drawings, because it can change the shape of the whole project.

Then the structure. A single-storey addition usually just needs its own footings, dug below the frost line and tied in properly. A second storey is a different conversation: the existing foundation and the walls beneath have to be able to carry the new load, and sometimes they cannot without reinforcement. Finding that out during design is a line item. Finding it out after demolition is a stoppage.

Permit timelines are the part people underestimate most. Depending on the jurisdiction and the scope, review can run from a few weeks to a few months, and that clock starts when the application is complete — not when you first submit it. We handle the paperwork and the back-and-forth, but the honest answer to "when can you start?" always includes the review queue, and we would rather tell you that up front than discover it together in month two.

One more thing worth deciding early: how the addition meets the existing house. Matching a roofline, siding profile and window style is far cheaper to plan than to correct. The additions that look like they were always there are the ones where that decision was made on paper.
