Finishing a Basement: Deal With the Water Before the Drywall

A basement is the cheapest square footage you will ever add to a house — you already own the space, the roof and the walls. It is also the space most likely to be finished badly, because almost everything that goes wrong is invisible on the day the job is handed over.

Water comes first, always. Before a single stud goes up we want to know where water gets in and where it goes: grading and downspouts outside, any seepage at the cove joint where the wall meets the slab, and how the space behaves after a heavy storm. Sometimes the fix is regrading and extending a downspout. Sometimes it is interior drainage and a sump. Either way it happens before framing, not after, because you cannot reach it later without tearing out what you just paid for.

Then the vapour question. A concrete slab and concrete walls move moisture even when they are visibly dry, so the assembly matters: rigid insulation against the wall rather than fibreglass in direct contact, a proper capillary break under any subfloor, and no organic material trapped where it can stay damp. This is the part that separates a basement that still smells fine in year five from one that does not.

Only then do the fun decisions matter — where the bathroom goes, whether you need an egress window for a legal bedroom (in most jurisdictions you do), how to hide the beams and ducts without losing more head height than you can spare, and what to do about the stair.

Egress deserves its own note. If the plan calls the room a bedroom, code will want a compliant egress window and well, and that means cutting the foundation. It is very doable, and it is much cheaper to include from the start than to add once the room is finished.
